The violation enforcement process is a policy to engage homeowners in communication when the lot appears to fall outside of our rules and standards for any reason. It is the responsibility of all homeowners to engage in and have respectful and productive communication with the association about any cited issue. While this process can ultimately result in fines, this is not the goal. Ultimately, the process is handled by the management company with direction and oversight of the Board of Directors.

IT IS THE RESPONSIBILITY OF ALL HOMEOWNERS to seek ARC approval for any change made to the lot and maintain the records. The board of directors recommends all homeowners to maintain a local file of all ARC approvals issued to them and not rely on Town Square's archival features. Approvals are granted based on conformity of the current rules and standards of the community. As these change, it is important to be able to show any approved ARC application in full when asked. The approval letter and applications must be complete and specific to fully protect homeowners. ARC approvals are final and can not be revoked, but the Association maintains records which can corroborate approvals even if they were not maintained properly by our custodian of records; the management company (currently Associa, previously Rizzetta and Co.).

TO RESPOND to violations, do so in writing preferable via email which timestamps the communication and can protect your rights.
